Construction Loan Inspection - Priced per jobsite
-Home Inspections include all interior and attached components of the home from the roof to ground including visual structural integrity. Most home inspections take approx. 3hrs to complete including small homes. Larger homes or a home with many defects will take longer to inspect.
-Condo Inspections include all interior. The exterior condo items inspected are: windows/window screens, decks/patios, deck/patio closets, exterior electrical outlets, exterior hose bibs, doorbell. If there is an attic access or a crawlspace access these will be inspected at no additional charge. Condo Inspections take approx 2 hours.
-Termite Inspection for wood destroying insects, mainly subterranean termites and carpenter ants. Typically this inspection is required or needed for a certain type of bank loan for the transaction.
-Water/Well Testing for Total Coliform Bacteria, E. Coli, Alkaline Level, pH Level, Hardness Level & Nitrites. The Water Test takes 2 days for results to come back from the certified lab.
-Septic Inspections consist of measuring the septic tank, inspection of the interior of the septic tank components and baffles, hydraulic test, operational function testing of the system and soil treatment area.
-Radon Test consist of a 48-hour continuous calibrated radon monitoring device placed at the lowest living area in the home to detect for radon gases in the home. Overall average level of 4.0 or higher the EPA recommends radon remediation.
-Light Commercial Inspections - Examples include a small theater, multiple shared office buildings, small structure or home converted into an office or commercial use.
-Construction Loan Inspections consist of inspecting the progress of new construction or a remodeling project. Mostly these inspections are for local banks or for an out-of-state loan officer.
Clear Inspections, LLC provides inspection reports less than 24 hrs of performing the inspection.
Clear inspections, LLC does not inspect hot tubs, swimming pools, irrigation, generators and solar panels.
